As of August 17, 2024, home sellers will no longer dictate the compensation paid to buyer-brokers. Instead, homebuyers and their brokers will determine this amount independently, separate from the agreement between a seller and their listing broker. Additionally, offers of buyer-broker compensation will no longer be advertised in the MLS. These changes are designed to increase transparency for buyers, sellers, and brokers while reinforcing that broker compensation is negotiable and not fixed by law.
When buying a home, it’s important to understand that not all REALTORS® are the same. Before requesting your first showing, take the time to meet with an agent to ensure your goals align and that you work well together before signing a buyer broker agreement. Once you go under contract, that agent will guide you through the entire process, so choosing someone with experience, market knowledge, and strong negotiation skills is essential. Most importantly, work with an agent you trust—buying a home is a major investment, and having the right professional by your side can make all the difference.
Many buyers don’t realize that getting pre-approved should be the first step in the home-buying process—before you start looking at homes. A pre-approval is essential, especially in today’s competitive market. It not only helps you understand what you can afford but also positions you as a serious buyer, allowing you to move quickly when you find the perfect home.
Need help finding a trusted lender? I can connect you with an exceptional lender who can guide you based on your unique financial situation. Reach out today to get started!
Now comes the fun part—house hunting! Throughout this process, we’ll work closely together (and probably become best friends along the way). While it's rare to find a home that checks every single box, I’ll do everything I can to get as close as possible. Many buyers start with a set wish list but often find themselves drawn to something completely unexpected. That’s why it’s important to focus on the key factors that truly matter—location, floor plan, and features that fit your lifestyle.
Here’s what to expect during your home search:
My goal is to help you find a home that not only meets your needs today but also supports your long-term happiness. Let’s find the perfect place for you!
Buying a home is an exciting journey, but it also comes with many moving parts. My job is to ensure that every step of the process is handled smoothly and efficiently so you can focus on the excitement of your new home. Here’s how I’ll guide you from offer to closing:
When you find "the one," we’ll work together to create a strong and competitive offer. Many factors go into crafting the right offer, including:
✔ Purchase Price – Determining the best price based on market conditions and comparable homes.
✔ Earnest Money – A good faith deposit showing your commitment to the purchase.
✔ Prorations – Adjustments for property taxes and HOA fees.
✔ Closing Date – Setting a date that aligns with your needs and financing timeline.
✔ Mortgage Contingency – Ensuring you’re protected if financing is delayed or denied.
✔ Inspection Contingency – Giving you the opportunity to have the home professionally inspected.
Once your offer is accepted, you will submit your earnest money, which is typically held by the listing brokerage and later applied toward your closing costs. This deposit demonstrates to the seller that you’re serious about the purchase.
Inspections are a critical step in the home-buying process. I will guide you through which inspections may be necessary and help coordinate them, such as:
After inspections are completed, we may need to negotiate potential repairs or credits. I’ll use my experience and market expertise to ensure you get the best possible outcome.
Once we’re under contract, my role shifts to overseeing all the details to ensure a seamless closing. Behind the scenes, I will:
✔ Deliver earnest money to the appropriate party.
✔ Schedule and attend the home inspection.
✔ Ensure all required documents are completed and submitted.
✔ Work closely with your lender to meet financing deadlines.
✔ Monitor all contingencies and ensure deadlines aren’t missed.
✔ Provide trusted referrals for any needed services.
✔ Schedule and attend your final walk-through.
✔ Coordinate and attend closing day to make sure everything runs smoothly.
Buying a home can feel overwhelming, but I’m here to make it as stress-free as possible. I’ll be available to explain every step, answer all your questions, and handle the details so you can focus on your future home.
Even after you get the keys, you won’t be rid of me! I’ll always be here as a resource for home improvement referrals, market updates, and any real estate advice you need. My clients become my friends, and I look forward to being a part of your homeownership journey for years to come!
